Like all Westwood neighborhoods, Comstock Hills affords residents easy access to many of West L.A.'s prime commercial centers. Beverly Hills and Westwood Village are both just over a mile away, and Century City is immediately adjacent. The Westfield Century City mall, with a plethora of high end retail and dining venues sits directly across Santa Monica Blvd from the southern boundary of the community.
Comstock Hills has seen a slower (albeit increasing) pace of redevelopment as compared to many Westside neighborhoods. Much of the original construction remains, offering modest square footage and a relatively affordable point of entry to single family home ownership for the area. Select homes enjoy views of the Century City or Wilshire Corridor skylines, while properties along the community's eastern fringe look out over holes 3-5 of the Los Angeles Country Club South Course. Lots accommodate yards of varying sizes and approximately twenty percent of properties have pools.
Community interests are overseen by the Comstock Hills Homeowner's Association (CHHOA). Dues are inexpensive and voluntary. For further information about the goals and ideals of the CHHOA please visit their website @ https://www.comstockhills.com/

Holmby Hills is one of the premier enclaves of Los Angeles. The neighborhood comprises one third of the legendary Platinum Triangle, alongside Bel Air and Beverly Hills. Straddling both sides of Sunset Blvd, the community is situated north and west of the Los Angeles Country Club. Beverly Glen Blvd delineates the clear cut western boundary fronting Bel Air and Westwood, while the jagged eastern border is defined by the city limits of Beverly Hills. Distinctive antique street lamps line Holmby's sparsely trafficked roads and help distinguish the community.
Holmby Hills is home to a number of the largest estates in Los Angeles, both in terms of interior square footage and acreage. Nearly all properties command eight figure price tags in today's market. The neighborhood is home to the world renowned Playboy Mansion and recently saw two sales approaching $90 million. The vast majority of homes sit on .75 to 2.5 mostly usable acres. Relatively flat land limits views on some lots, but helps to accommodate all of the recreational amenities one would expect when purchasing an estate of this caliber. Resort style swimming pools, formal gardens, tennis courts, and sprawling lawns pepper the community. Most homes are strategically veiled from public view. Perimeter walls and dense landscaping achieve a dual purpose of security and privacy. De rigueur in the world of trophy properties, monumental gates lead to long drives and elaborate motorcourts.
The Holmby Hills Homeowners Association (HHHA) oversees community wide interests and works to preserve the character and quality of life of the neighborhood. Historically comprised of homeowners north of Sunset, the Association has recently reached out to homeowners south of the Boulevard in an effort to strengthen and unite community representation. Development commenced in earnest in 1926 following the opening of UCLA, with peak homebuilding in the ensuing three decades. Much of the original prewar architecture remains impeccably maintained and largely undisturbed, a testament to the timeless appeal of many homes in the community.
Also known as Holmby Westwood, this neighborhood is one of the most desirable in all of Los Angeles. Gently rolling hills and curved streets are complimented by deep front yard setbacks, meticulous landscaping, and mature trees that have had nearly a century to fill in. Award winning Warner Avenue Elementary School consistently ranks among the top public schools in Los Angeles. The school acts as a focal point for Little Holmby, and is within walking distance of every house in the neighborhood as well as Holmby Park. Residents enjoy an ideal Westside location, central to Beverly Hills, Century City, the Wilshire Corridor, Westwood, and Brentwood. The aforementioned commercial centers are all within approximately one mile of this tranquil community's borders - within easy reach but seemingly a world away.
Homes in Little Holmby are generally large without feeling ostentatious or imposing. The majority fall in the 3,000 s.f. to 5,000 s.f. range. The smallest lots trend toward the center of the neighborhood. A handful of estates exceed the upper bound of the statistics given below, commanding prices up to $10,000,000 with home sizes reaching 10,000 s.f.. These properties are generally concentrated along the eastern fringe of the community, with the largest sitting on full acre lots bordering Holmby Hills and the L.A.C.C. Little Holmby is not renowned for views, but some properties are sufficiently perched to take in the city lights or Wilshire Corridor skyline. Swimming pools, grassy yards, and gardens are common.

The portion of Westwood south of the Wilshire Corridor, west of Beverly Glen, north of Santa Monica Blvd, and east of the 405 Freeway offers both single and multi-family residential opportunities. The majority of single family homes are clustered north and east of Emerson Middle School, while condominiums are concentrated in the southern and western quarters of the community. The neighborhood contains approximately 950 single family homes and many more attached units. Residents enjoy a supremely convenient location, at the geographic center of Brentwood, Westwood Village, Century City, and Beverly Hills. In addition to Emerson Middle, the neighborhood is home to Fairburn Elementary, one of the most coveted public schools in all of Los Angeles.
SINGLE FAMILY HOMES:
Single family homes in this neighborhood are generally the most affordable in all of Westwood. Redevelopment is just beginning to ramp up. A handful of homes have been built in the last five years between 4,000 s.f. and 6,000 s.f. commanding up to around $5,000,000. While new construction remains the exception rather than the norm, these new builds are indicative of the direction the neighborhood is likely headed in the coming years. For the time being most homes remain an attractive investment and comparatively accessible point of entry into the Westwood market. Typical of earlier construction, many homes have detached garages set in the back yard with the driveway leading up the side of the house.

Westwood Hills sits at the northwest corner of Westwood, south of Sunset Blvd between Veteran Ave and Sepulveda Blvd. The community lies directly south of Bel Air and east of the UCLA campus. The inception of the University in the late 1920s was a catalyst for development of the neighborhood. Westwood Hills is ideally situated for commuters, with immediate access to the 405 Freeway facilitating travel throughout West L.A. and the San Fernando Valley. Residents enjoy an enviable Westside location, central to Westwood Village, Brentwood, and the Wilshire Corridor and mere minutes from Century City and Beverly Hills.
Redevelopment in Westwood Hills has been fairly limited as compared to other nearby communities. While many homes have been renovated and remodeled over the years, much of the prewar architecture remains intact. The neighborhood exudes a cohesive sense of classic elegance. Streets slope gently to the north and are flanked by modest and generally well manicured front lawns. Views are somewhat limited, although a number of properties do boast sight lines of the surrounding city and mountains, particularly from second stories. Approximately one third of homes have pools.
Community interests are represented by the Westwood Hills Property Owners Association (WHPOA). The voluntary association does not assess annual dues and seeks to maintain quality of life in the neighborhood. For more information on the WHPOA please visit their website @ https://whpoa.org/

Westwood Village is a vibrant and bustling neighborhood directly south of UCLA. The Village is primarily a commercial hub, with shops, theaters, and an abundance of restaurants catering to the student population and daily influx of office workers along the Wilshire Corridor. Although dominated by rental housing, a handful of buildings provide the opportunity to own in the community. Residents of Westwood Village are within walking distance of virtually all daily necessities. Whole Foods, Ralphs, and Trader Joes have local outlets along with multiple drug stores, banks, and a Target. Equinox and L.A. Fitness sit on the neighborhood's southern border along Wilshire.
The majority of for sale units in Westwood Village are located in Park Westwood Tower. The 13 story, 135 unit building was built in 1961 and is comprised almost entirely of one and two bedroom condos. The property does have a handful of three bedroom penhouses ranging in size from 2,000 to 3,500 s.f., but they very rarely come to market and were therefore not included in the statistics given below. Lindbrook Village is the second largest complex, and is also predominantly one and two bedroom units with the exception of one four bedroom townhome and a couple of studios. The two aforementioned properties account for over 80% of for sale units in the neighborhood. The remainder are located in a handful of smaller buildings situated along Hilgard Avenue.

This densely populated area adjacent to Westwood Village is home to a large concentration of students attending UCLA. Housing in the neighborhood is all multi-family, with an integrated mix of apartments and condominiums.
As with any community, there are pros and cons to consider. Street parking can be scarce, leaving guests in a potential predicament. Noise can also be an issue, particularly along Gayley and Landfair Avenues where over a dozen fraternities are concentrated closest to campus. House parties have been known to occur throughout the area, predominantly when school is in session.
For homeowners not concerned with the aforementioned nuisances, the neighborhood offers relative affordability and close proximity to major employment centers including UCLA Reagan Medical Center, the UCLA campus, and the Wilshire Corridor. The neighborhood also provides an excellent opportunity for investors looking to purchase a unit to rent. The student population provides a deep and unwavering rental pool; demand for housing in immediate proximity to campus continually outpaces supply.

Sometimes referred to as Condo Canyon, the Wilshire Corridor is characterized by a landmark cluster of high-rises lining both sides of Wilshire Blvd as it meanders through Westwood. Prior to a recent wave of construction Downtown, the neighborhood represented the sole significant concentration of residential high-0rises in all of Los Angeles. In a city famous for sprawl, single family homes, and squat condominium complexes, the Wilshire Corridor has long provided an alternative for homebuyers seeking vertical living and views in a full service building.
With over two dozen properties encompassing approximately 3,200 units, the Corridor offers condominiums in a wide variety of sizes across a broad range of price points. At the most affordable end of the spectrum, studios and one bedrooms can easily be found for under a half million dollars. At the high end are literal mansions in the sky, where penthouses and a rarefied handful of combined units exist with up to 6 bedrooms and 10 bathrooms. As most buildings employ full time staff and are highly amenitized, homeowner's dues are considerably higher on average than those at most low and mid-rise condominium communities throughout Los Angeles. It is of particular importance for potential buyers in this neighborhood to be aware of and take these monthly fees into consideration.
As with all Westwood enclaves, residents of the Wilshire Corridor enjoy ease of access to major commuting corridors and proximity to all the hubs of West L.A.. Beverly Hills, Brentwood, and Westwood Village are straight shots down Wilshire Blvd. Century City and UCLA are also mere minutes away.
