Properties in every price range above a million dollars are well represented in the Post Office. The community serves as the most affordable point of entry into the Beverly Hills single family home market. A number of modest residences under 2,000 s.f. are located on roads that run along or branch off of the neighborhood's four main canyons - Benedict, Peavine (San Ysidro Dr), Higgins (N Beverly Dr), and Coldwater. At the high end, palatial estates rival the best of Bel Air and Holmby Hills. The neighborhood is home to K-12 city of Beverly Hills public schools, namely Beverly Vista Elementary, Horace Mann Middle, and Beverly Hills High.

Speaking generally, single family homes south of Wilshire trend more to less expensive from west to east, respectively. Within the South of Wilshire neighborhood, the Southwest Beverly Hills Homeowners Association represents the interests of approximately 450 homeowners bounded by Charleville Blvd to the north, El Camino Drive to the east, the alley above Olympic Blvd to the south, and Linden Drive to the west. These homes sit on slightly larger lots and realize higher average prices than single family properties east of Beverly Drive. Comparing apples to apples, a home in closer proximity to the Golden Triangle and Century City will command a slight premium over a similar home in closer proximity to Pico-Robertson or San Vicente Blvd.
Lot sizes are fairly uniform throughout the neighborhood and the vast majority of homes offer between 1,500 s.f. and 4,000 s.f. of living space. A few dozen properties between 4,500 s.f. and 6,500 s.f. are scattered throughout the community. Newer builds in the aforementioned size range are pushing the price ceiling for the neighborhood up as high as approximately $5,000,000, and represent exceptions to the statistics given below. All homes west of Robertson Blvd are serviced by alleys and many feature rear loading detached garages. Properties have uniform front setbacks and modest backyards, many of which offer adequate space for a small pool.

Similar to development North of Wilshire, condominium construction south of Wilshire hit its stride in the mid 20th century, proceeded by a handful of small buildings that date back to the 1930s. The vast majority of units fall in the 1,200 s.f. to 2,500 s.f. range, with outliers on either end. Studio units are confined to 9601 Charleville, and units under 1,000 s.f. in general are exceedingly rare, with years often passing before one comes to market. Units above 2,500 s.f. are more common but still typically represent less than 10% of listings at any given time. Association fees vary significantly among buildings, and are an extremely important consideration for any buyer to be aware of when looking in this neighborhood. The neighborhood is also home to a high concentration of apartment complexes.

Summitridge is one of the few gated communities in Beverly Hills. Lots in Summitridge are exceptionally large; some provide building pads comparable to those in adjacent Beverly Park. One home in the community was built in the 1950s and predates installation of the gates. Trousdale Estates sits at the pinnacle of Beverly Hills, surrounded on three sides by Los Angeles. The 410 acre community was designed as an architecturally controlled neighborhood, and was annexed into the city of Beverly Hills during development in the mid 1950s. Original homes were all built in accordance with pre established criteria.

Upon build out the architectural review committee was disbanded, leading to a series of remodels and additions that were out of step with the initial guidelines. As a result, the Trousdale Ordinance was passed in 1987, with the aim of protecting views and preserving the original character of the neighborhood. Aside from stringent constraints on building footprints and grading, the most impactful clause of the ordinance limits roof heights to a modest 14 feet. Due in large part to these strict regulations, the community remains a rarefied trove of midcentury architecture today.
From its base at Doheny Rd, Trousdale Estates gains nearly 1,000 feet in elevation as it rises to the north along a series of cropped ridge-lines and wide canyon floors. Generous buildings pads are evenly terraced along gently sloping drives, in stark contrast to the tangle of roads and oft precariously perched residences of adjacent communities like the Crest Streets and Hollywood Hills. Owing to both good geography and good planning, many homes in Trousdale offer the best of both worlds: flat usable lots more often found at lower elevations, and sweeping views of the L.A. basin often reserved for steep hillside homes. While grassy yards are limited, nearly all properties offer pools.
Due to height restrictions, the vast majority of Trousdale homes are single story above ground. Redevelopment and remodels are ongoing, with newly built homes often pushing the price ceiling for the neighborhood. A handful of properties (mostly clustered on Hillcrest Rd) significantly exceed the statistics given below, including a record setting home sold for $70 million in 2014.
Community interests are overseen by the Trousdale Estates Homeowners Association (TEHA). Homes in Wallingford were built in either 1972 or 1977, with two exceptions that bookend the community. One 1940s residence with a Benedict Canyon address anchors the north end of Wallingford Drive. At the southern end of the Drive, a lavish estate built in 2000 sits on over 5 acres and significantly exceeds the size and price ceilings noted below.
