The building envelope of Bel Air Crest is almost entirely encircled by untouched hillside, as 300 acres of the property were dedicated to permanent open space by the developer. Most homes are situated on quiet cul-de-sacs and views run the gamut from hillside to ocean depending on location and orientation within the community. Despite a distinctly suburban feel, Bel Air Crest offers immediate proximity to the 405 Freeway and is an excellent base for commuters. The portion of Lower Bel Air discussed below includes all homes north and east of the aforementioned communities, within a 2-5 minute drive of Sunset Blvd (defined by the large orange shaded area in the center of the above map). Property north of this area is considered Upper Bel Air.
The range of home and lot sizes noted below reflects the varied topography of the neighborhood. Larger estates are concentrated within the rolling foothills of the Santa Monica Mountains, particularly along the northern fringe of Old Bel Air. Many of these elevated homes have sweeping views of the surrounding canyons, city, and ocean. More modest properties are clustered along the lower reaches of Bel Air's canyons and trade views for a sense of urban seclusion. Regardless of location, usable building pads in this community are often just a fraction of a particular parcel's total acreage. Lack of thru traffic and tranquil surroundings heighten the desirability of the neighborhood. Moraga Vineyards, an historic 16-acre winery and estate, is located on the east side of the canyon.
Moraga Drive has not experienced the level of redevelopment seen in other communities nearby. The vast majority of original construction remains, although many residences have been restored or updated to varying degress. The street is lined with mature trees and verdant landscaping. Views are naturally limited for many homes along the canyon floor. A handful of elevated parcels on the east side of Moraga overlook the mouth of the canyon and the city and ocean beyond. Unusual for a canyon setting, lots are relatively large and flat. Grassy yards (both front and rear) and swimming pools are common.
A strong selling point of Moraga Drive is proximity to major transportation corridors without any of the associated noise. Out of sight and sound up the canyon, residents still enjoy access to the 405 Freeway and Sunset Blvd less than half a mile from the community.

Nestled into the lower reaches of Moraga Canyon, views from most residential parcels are limited to scenery of the surrounding mountains, although some elevated lots off of Vista Moraga boast views of the city and ocean. Lacking a clearly defined southern boundary, Upper Bel Air has been loosely defined here as all homes in excess of an approximate 5 minute drive from Sunset Blvd. Upper Bel Air includes a number of sub-neighborhoods, including Bel Air Crest, Bel Air Glen, Bel Air Park, Bel Air Ridge, Beverly Glen, and the Glenridge area, which are each discussed in detail on their individual pages.
The portion of Upper Bel Air discussed below includes all homes not within the aforementioned communities (defined by the yellow shaded area in the center of the map above). A large swarth of this region is overseen by the Roscomare Valley Association (RVA). The RVA is a volunteer organization encompassing 25 housing tracts, and includes all homes along the full length of Roscomare Road and its tributaries. The association acts as a prominent voice representing resident interests, particularly with concern to traffic and environmental issues.
In contrast with the relatively flat terrain of Lower Bel Air neighborhoods, Upper Bel Air is characterized by homes perched along narrow ridge-lines and nestled along canyon floors. Large lot sizes can be deceptive, as building envelopes are often modest due to steep terrain. Given the size of the neighborhood, it should come as no surprise that home sizes vary significantly. Although few and far between, small bungalows can still be found starting in the low $1MM range. At the opposite end of the spectrum, a handful of grand estates dot the community's largest flat parcels. Views throughout the neighborhood can be spectacular. Many ridgetop homes offer panoramic vistas of the city and Santa Monica Mountains. The Stone Canyon Reservoir sits at the heart of the community and provides a serene backdrop for properties perched on the surrounding hills.
Much of Upper Bel Air is nearly equidistant between Sherman Oaks in the San Fernando Valley and West Los Angeles. Accordingly, the community offers convenience for commuters heading in both directions. Freeway access is more proximate to properties in the northern reaches of the neighborhood.

The primary entrance to West Gate is marked by monumentation and a faux gate spanning Bellagio Rd at Sunset Blvd. The Bel Air Country Club is a focal point of the community, with fairways laid out organically among winding streets and stately homes.
The neighborhood shares many characteristics in common with Old Bel Air, and the two flow seamlessly together. Large flat lots in close proximity to Sunset Blvd ensure unwavering demand. Homes on the highest end of the spectrum rival trophy properties to the east, while homes of the lower end of the spectrum offer a slightly more affordable point of entry as compared to East Gate Bel Air. Virtually all homes are gated and hidden from public view by protective walls and meticulous landscaping. Many homes at elevations too low for traditional views enjoy golf course frontage and fairway vistas. Virtually any amenity can be found in the community for a buyer able to afford the price.
West Gate contains a handful of estates that significantly exceed the size and price ranges given below. The community will soon be home to the two largest residences in Los Angeles County, with one recently completed (approx. 60,000 s.f.) and the future record holder currently under construction (approx. 85,000 s.f.). Properties of such caliber are often listed off market and would likely advertise nine figure asking prices.
